The Landlord's Guide to Hassle-Free Property Management
Being a successful landlord requires more than owning a property. It requires the right systems, the right tenant and the right level of involvement. Here's what we've learned from managing hundreds of London properties.
Choosing the Right Management Approach
There are three levels of landlord service: - Let Only — we find you a tenant and you manage everything thereafter - Rent Collection — we find a tenant and collect rent on your behalf - Full Management — we handle everything from maintenance to compliance
Most landlords with London properties find full management delivers the best return on their time investment.
Tenant Selection
The quality of your tenant is the single biggest determinant of your rental experience. Our referencing process screens for credit history, income sufficiency, previous landlord references and right-to-rent compliance. We only recommend tenants we are confident in.
Compliance Requirements
Legal compliance for landlords has become significantly more complex. Ensure you have: - Valid EPC (minimum E rating) - Annual Gas Safety Certificate (CP12) - Electrical Installation Condition Report (EICR) every 5 years - Deposit registered with a government-approved scheme within 30 days - How to Rent guide provided at tenancy start
Maintenance and Property Care
A well-maintained property attracts better tenants, commands higher rents and retains its capital value. We recommend quarterly inspection reports and responding to maintenance requests promptly.
